Expected lifespans
- Reach-in refrigerators and freezers: commonly about 10 years in daily service.
- Refrigerated prep tables: often less than reach-ins, because lids and doors take constant abuse.
- Walk-in boxes: 15 years or more for the box; the condensing unit and evaporator are wear items that get replaced once or twice within the box's life.
- Display cases: roughly 10 to 15 years depending on duty.
Repairs that are usually worth it
Door gaskets, hinges, and closers. Evaporator fan motors. Defrost timers, thermostats, and controls. Condenser cleaning (which is maintenance, not repair, and fixes a large share of "not cold enough" calls). On walk-ins, condensing unit replacement is normal mid-life work and generally worth it because the insulated box outlives the machinery.
Repairs that trigger the replacement conversation
Compressor failure on a reach-in near the 10 year mark. Refrigerant leaks in inaccessible tubing. A second major sealed-system repair on the same unit. Any major repair on equipment running an older refrigerant that is being phased out or phased down: recovered supplies of older refrigerants get more expensive every year, which raises the cost of every future leak on that unit. Ask the technician what refrigerant the unit runs and what a recharge costs before approving major sealed-system work.
The half-rule, adjusted for age
The common industry rule: if a repair exceeds roughly half the cost of a comparable new unit, replace. Adjust for age: at 80 percent of expected life, even a repair at a third of replacement cost deserves a quote comparison, because the gaskets, insulation, and controls you are not fixing are aging toward their own failures. Factor energy too: newer units carry meaningful efficiency gains, and utility rebate programs for efficient commercial refrigeration exist in many areas.

Whichever way you decide, put the surviving equipment on scheduled preventive maintenance: condenser cleaning and gasket checks are the difference between a walk-in that hits 15 years and one that dies at 9.
